Tungsten MG

The property conversation to a 6 bed licensed HMO with en-suites, shared kitchen, lounge, large garden and utility area in Medway, Kent was achieved by utilising the lounge and two conversions, to the rear and loft.

Location: Medway, Kent

Project Start: March 13, 2019

Project Completed: August 1, 2019

  • The property was a typical 3 bed terrace house in Medway, Kent with a lounge, kitchen and bathroom on the lower level with two good sized bedrooms on the first floor and a small box room to the rear.

  • For this property conversion we stripped back the property to its bricks and mortar like we endeavour to do with all conversion projects. We then worked with the builder to reconfigure the internal space such as re-place a wall to divide the lounge at the front and the central room on the ground floor that become Bedroom A and the lounge. As we needed a fire exit route for anyone in the lounge that was not via the front door we created a walkway in the old lean to which had an exit door at the end and then used the old window that looked onto the lean to as the kitchen access.

From this property conversion we created three bedrooms on the first floor where Room BCD are. Room D has an off-suite but this is on the same floor as the bedroom and under the stairs to the loft. Room E was then placed in the loft conversion with its own ensuite and beautiful views over Medway.

This house has a fantastic garden that we have kept as a garden and this is maintained bi-weekly and allows rear access for anyone with a bike.

  • This property conversion has been a great investment as a 3 bedroom property allows Tungsten MG to let 6 bedrooms in a fully licensed HMO in Gillingham, Kent. This property was let within 5 weeks and has one of the highest yields in the portfolio. A clever use of space has made this property a great asset and that rents well.
