The main objective was to convert an office space over 2 floors into 5 apartments in the centre of Wigan town centre. We purchased this property after being offered the opportunity from a peer who invests in Wigan and the property did have planning. But the team had to liaise with building control, architects, builders and the open retail unit below our building site!

We found many bumps in our refurbishment road but we will create 3 x 1bed flats and 2 x2 bed flats in a prime Northern town.

  • This property was a 2 storey office in the town centre of Wigan and with planning permission we have obtained planning permission to create 3 x 1 bed flats and 2 x 2 bed flats.

    We have come across several images which have cost the team time and money. These issues have stemmed from the grade listed status plus the unknown fire and water damage of the building. We have removed the old timbers and joists and replaced those alongside new steel supports and most of the space has been treated for dry and wet rot

  • Due to the damage caused to the building we take the fabric of the building back to the brick work, along with replacing some key timber joists. We had to increase the strength of some original timbers to support our 21st century apartments and the increase in weigh that would cause. We endeavoured to keep the solid internal walls erected to minimise cost and time, and then create the footprint of each apartment with stud work that was then fire boarded.

    Each apartment had new electrics, new plumbing and we installed new kitchens, bathrooms and flooring throughout. We also had to tackle the lobby area and refuse space by fire boarding these, plus installing a new frontage that was passed by the local council heritage department.

    Due to these apartments being on the rental market we had to comply with the fire regulations so a new AOV was installed along with a wired fire alarm system that fed back to a central panel. So we had to appease the local fire department, heritage department and conservation office so we could pass the discharge of conditions set by the planning department, a private building control and then council appointed building control team and then letting agent had a few pieces of advice that would help the spaces rent faster such as including white goods.

    This project was a huge learning curve and we had some massive bumps along the way such as our building control team stepping away from us weeks before the project ended, fire and water damage that was uncovered once we removed the flooring, we have encountered cluster flies, spontaneous opening of the AOV during a rain storm – this is to name a few!

    But you can see the end result was well worth all the hard work

  • In early 2023 we presented to the rental market 5 brand new apartments in Wigan town centre.

    The end result was 3 x 1 bed apartments and 2 x 2 bed apartments with a mixture of bathrooms and ensuites. The lounges were open planned with the kitchen and living space. Each apartment had communal use of the lobby where letter boxes were positioned and access to a basement bike storage area.

    The beauty of this building and with it being listed is the amount of light that cascades into each living space.
