  • The Problem

    This typical 3 bed terrace house in Medway, Kent with an open lounge and dining area with a galley kitchen and bathroom on the lower level with two good sized bedrooms on the first floor and a small box room to the rear was another property conversion in 2019/2020. The house was seriously affected by damp throughout the house and some questionable DIY!

  • The Solution

    The team stripped back the property to its bricks and mortar like we endeavour to do with all property conversions. We then worked with the builder to reconfigure the internal space such as re-place a wall to divide the lounge at the front and the central room on the ground floor that become Bedroom A and the lounge. We kept the kitchen in the same space but made the off-suite at the rear of the kitchen smaller to allow for a utility space. The flooring in this area was unsafe so we had to replace all the wood work.

    This property conversion created three bedrooms on the first floor where Room BCD are. Room D has an off-suite which is by the kitchen on the ground floor. Room E was then placed in the loft conversion with its own ensuite and beautiful views over Rochester, Medway.

    This house has a fantastic garden that we have kept as a garden and this is maintained bi-weekly and allows rear access for anyone with a bike.

    This property has been a great investment as a 3 bedroom property allows TMG to let 5 bedrooms in a fully licensed HMO in Gillingham, Kent. This property was let within a few weeks as it is in a lovely are with easy access to the high street and railway station that served London.
