This month has been very much focused on maintenance of our rented properties. I have been helping our Bromley North tenant correct the kitchen door breakages and also re-hanging the integrated washing machine door before her parents arrive from overseas in December. I have found local tradesmen to assist with the work I am unable to do myself. After the bombardment of the rain we have a leak forming in Wigan and a BTL in Bromley South so I have quickly actioned the appropriate contractors to take a look for me and report back to me with their solutions.
Next is my British Gas update and I am pleased that after going through the complaints procedure I have managed to get all standing charges for a meter that does not work to be removed which is nearly £3k. I have also got a local contractor to remove this meter so this puts an end to the issue. I am so glad that I kept all my emails and calls logged so that I had evidence to back up my claims.
I have also increased the rent at Holmbury Grove after a transparent conversation with the tenant. The rent is below market value but we value the good tenant more than risking finding another tenant who is known.
The cluster flies are being dealt with in mid-November which shows the tenant that we care about them and our property
