We have used our time this month to look at the buy to lets and HMO rooms to seek any maintenance work that maybe needed, so that we can get ahead of these tasks while we have a quiet few weeks.
We have an update on the rent arrear claim that is going through at the moment with one of our HMO rooms. Not all businesses choose to take rent insurance but Tungsten Management Group has decided to do this as we feel the cost vs the cost to business if we didn't have insurance is to great. This our second claim in the same house in 2023 and we are glad that we have the comfort of this support. The claim us currently with the courts so the tenant will be receiving a court summons soon. We had tried endless to continue our communication but this eventually ran dry - this is our last choice.
We are also saying goodbye to a long standing tenant of over 4 years as they move into their own home that they have purchased. It means that we now have the decorating being carried out so that the marketing photos can be taken and then the house can be placed it onto the rental market. I am also looking to take on a new role as a virtual PA role as the property business is looking after itself, and I feel I have the ability and skills from my events career and property business to take on a new role. The main goal is to help add to our 'mortgage paying off pot' and also to fill my 2 days I have free in September when my young children are at school/nursery.
We have used our summer period to get ahead of the game and to think about how we can pivot as the business moves and grows, what are you doing to stay relevant and nimble?
