Lots has happened at Wigan this month and we have made huge leaps forward.
Our last visit to Wigan at the end of February was with our internal team to go through the snagging list before we met with the building control officer in early March 2023. We have successfully found a great contractor to carry out the sash window repairs so that the windows now open easily and stay open. This will satisfy one of building control criteria. We are feeling confident that we will get building control sign off and accept hand over from the builder at the early March meeting.
We have 4 out of the 5 flats rented so we need to get the above tasks signed off by building control and allow the tenants to move in.
We are in the final stages of our conversation with the conservation officers. We should have 4 of the 5 conditions discharged shortly and the final condition we have submitted a solution for which we hope will be accepted. The look and feel of the building has to be preserved and for this project it is another hurdle that we have had to overcome - we have nearly done so.
The team have been looking at the bills of the HMOs to make sure that we keep a close eye on the figures as a huge spike could severely damage our cash flow. There are 2 HMOs that we are concerned about so we are talking to the utility company and also the letting agent to minimise these.
Overall its been a very busy month but a very productive month.
