As an investor, it can be difficult having the time to search the property portals.
You may often fall short on success, especially if you have no experience.
In our thought-provoking article, we take a look at the 3 best ways to resolve this, which include
using a sourcing team
using TMG’s local knowledge
using local agents
Using local agents
Getting to know your local agents, especially at the start will enable your property search to really take off. This can be achieved through arranging a number of viewings with all the agents in the area and you will quickly get a feel for the agents who you can work with and who understand your goals.
Once you have laid the relationship foundations you need to sustain this by visits to the office, maybe with cakes, regular phone calls and/or emails so that you are the one they think of when a new property comes to the market.
Using a sourcing team
Finding our sourcing team has been one of the best tools we have had to accelerate our business. TMG have a VA who searches all the property portals for properties that match the brief we have given. Each week the team are presented with an in-depth spreadsheet of new properties to the market or those that have reduced and with the sourcing agent commentary.
Uusing TMG's local knowledge
The TMG team have been working in Gillingham, Kent since 2017 and therefore have a wealth of local knowledge that can be gathered by spending time here. We know the good investment roads, how much a house of a specific size would be worth when refurbished and the rental demands.
If you want to be a ‘hands off investor’ you will need to find a local property team who can manage the whole processes for you as you cannot successfully develop a successful portfolio from an arm chair!
