Getting to know your local agents, especially at the start will enable your property search to really take off. This can be achieved through arranging a number of viewings with all the agents in the area and you will quickly get a feel for the agents who you can work with and who understand your goals.
Once you have laid the relationship foundations you need to sustain this by visits to the office, maybe with cakes, regular phone calls and/or emails so that you are the one they think of when a new property comes to the market.
